Sell for top dollar, without the guesswork.
My goal is the highest price the market will pay, in the shortest time. That takes the right price, a home that shows well, and marketing that makes a buyer stop scrolling.
Every listing gets its own campaign.
The first showing happens on a phone. Buyers decide in a few seconds whether your home is worth a visit, so the pictures, the video and the page they land on have to be right before the listing goes live.
- Its own website. One page for your home alone, with every photo, the video and the details.
- Professional photography. High-resolution, well-lit, every room that sells the house.
- A virtual tour. Buyers can walk through from anywhere, including the ones moving here from out of state.
- Video. A film of the home made for the places buyers actually watch: YouTube, Instagram, Facebook and TikTok.
- My audience. Your home goes out on my channels and in my newsletters, on top of the MLS.
From first walk‑through to closing day.
Walk‑through and pricing
I walk your home, pull this month’s closed sales around you, and give you a price range and what each price would put in your pocket.
Get it ready
You get an honest list of what to fix and what to leave alone, so you spend money only where a buyer will pay you back for it.
Photos, video and the website
Professional photography, a virtual tour, video and a website built just for your home, finished before the listing goes live.
Launch
Your home goes on the MLS, onto its own website and out to my channels at the same time, so the first weekend counts.
Showings and feedback
I tell you what buyers and their agents are saying after every showing, and what the numbers say about your price.
Offers and negotiation
I lay every offer side by side by what you would actually net, including any request that you pay the buyer’s agent, and negotiate from there.
Escrow to closing
Inspections, appraisal, repairs and deadlines are mine to manage. You hear from me at each step until the day you hand over the keys.
Commissions, for sellers.

The buyer’s agent fee is your choice
It used to be advertised on the MLS with every listing. That ended in August 2024. A buyer may now ask you to cover their agent’s fee as part of an offer, and you decide, offer by offer.
You see the net on every offer
A higher price is not always the better offer. I put each one on a single sheet: price, credits, repairs, fees and what lands in your account, so the choice is clear.
Straight answers, start to finish.
A price you can defend
Built from real closed sales near you, not a number meant to win your listing. You see every sale behind it.
Spend only where it pays
I’ll tell you which repairs a buyer will pay you back for and which ones to skip entirely.
You always know where things stand
Feedback after showings, the numbers each week, and a call from me the moment an offer comes in.
What sellers ask me first.
Do I have to pay the buyer’s agent?
No. It is no longer advertised on the MLS, and it is not automatic. A buyer may ask you to cover it in their offer. You decide offer by offer, and I show you what each one nets you before you answer.
How do you decide the price?
From what has actually closed near you in the last few weeks, what you are competing with today, and the condition of your home. I’ll show you the sales behind the number.
How long will it take to sell?
It depends on the price, the condition and what else is for sale that month. Before we list I’ll show you how long homes like yours have been taking.
Is your commission negotiable?
Yes. Commissions are not set by law. Mine is written into our listing agreement before any work starts.
